Has the cold winter frozen our housing market?

As we experience one of the most brutal winters in recent history here in Michigan, one can't help to wonder if the cold and snow is having an impact on the amount of sales here in the West Michigan real estate market.  So, being the curious real estate agent I am, I decided to check it out and see where we stand compared to last year's mild winter.   What I found is that the numbers are really quite good this year, especially in regards to the average sale price and average days on the market, as represented in the graph below.  I took sales from November 1st to the following February 24th in each time frame to come up with the data.

Really, I think the reason we don't also see the number of sales equal or greater than last year is due to the low inventory.  Hopefully sellers will decide it's time to sell as the warmer weather approaches, and there will be more options for buyers to consider.
