Spring Lake Real Estate Statistics 1/1/13 - 12/26/13

Merry Christmas, hope everyone was able to spend quality time with the ones you love.

I thought I would break down the year of sales along Spring Lake in case you were wondering where our market is going and from where it has come over the past couple of years for single family homes with water frontage.

2013 saw 26 homes sell on the waterfront with an average price of $627,282, compared to 2012 where there were 20 homes sold with an average sale price of $666,185; while there was an uptick of sales by 30%, the average sale price actually dropped by 6% year over.  Average days on the market in 2012 was 315 and 2013 was only 198--a 117 day change for the 26 homes sold, which again is great news for sellers needing to sell their homes faster, but not so great for buyers that might want to take their time making a decision.  The highest price sale in 2012 was $1,575,000 and in 2013 that number was an even $2,000,000, with two more homes selling over $1,300,000 for the year, making it a good year for the upper end. 

Overall a pretty good year for Spring Lake real estate sales, and things are looking to continue in a positive direction, as inventory is pretty low right now and with the number of sales increasing, we will certainly see prices follow.
